Whether you're buying or selling, the idea certainly "seems" pretty simple ... after all it's something that's done every single day of the year.  But the fact of the matter is those are not your transactions.  When it's you and your family in the midst of the process, "simple" is likely not the first word that will come to mind!  When you begin considering the purchase or sale of real estate, attention gets turned to

Making the best decisions requires more than just "information".  It takes knowing which information is relevant and how to apply it to a specific situation.  It takes knowing which questions to ask, and then what to do with the answer.  In other words, it takes
Experience - Objectivity - Resourcefulness - Tenacity - Patience

There are many questions you need to ask yourself.  I've said for years that "getting the best answers begins with asking the right questions!"  If you haven't already done so, ask yourself these questions, and really think through your answers...
  • Why are you moving?
  • When do you need to be at your new location? 
  • Who all is making the move?  
  • What is their timeframe?  
  • What are the more specific needs of the family...like schools, transportation, highway access, privacy, view, community, shopping, job, church, etc.
  • And what about your needs for the house itself...what furniture needs to be accommodated, do you entertain a lot and need room to "spread out", what about out of town visitors, what accommodations do they need, do you need both formal and informal living areas, a yard for the kids to play, a kitchen that overlooks the family room where everyone gathers.  How do you envision your "lifestyle" in your new home?
  • Do you need to coordinate the sale of one home with the purchase of another? 
  • What options are available if you're in that situation?
  • How long do you plan to be in your next home? 
  • Is buying now your best option, or would it be better, given your circumstances to stay where you are?

These are among the many things I ask prospective clients who tell me they'd like to move.  Often, they've not even given any real thought to most of them...which is a huge, and often very costly, mistake.
